No upfront charges

We charge ½ of the monthly lease amount for placement fee and 8% off of the top of each month’s rent for service fee – or “placement only” we charge one months rent to place without management 

• We evaluate the property to determine accurate rental rate
• We discuss with owner different policies to establish (such as pets)
• We prepare home for rent – get estimates for cleaning, landscape, maintenance
• We arrange for professional photos 
• We complete tenant screening with credit report and reference check (we are fully accredited with Tenant Alert)
• We are members of the American Apartment Owners Association
• We draw up lease agreement
• We collect rent money: We are affiliated with “Zego” 
• We perform detailed move in/move out inspections
• We perform monthly drive-by inspections
• We provide accounting and updates
• We setup monthly services if needed (such as pool, landscape)
• We Re-key (if needed)
• We coordinate and manage Repairs and Maintenance at no additional charge (no price mark-ups – The Maintenance Request form is on this website)
• We have comprehensive affiliations with local contractors, plumbers, handymen, electricians, landscapers, house cleaners and carpet cleaners
• Evictions will be coordinated with local Eviction Agency – no additional charge for coordinating
• We are fully insured with Errors and Omissions Insurance
• We are a Fully licensed Real Estate Broker CA DRE #00356248
• We advertise the property on our website, Zillow, and MLS, which then feeds to many other online platforms
• We will match competitors pricing
